San Sebastian shall make plans, marketing information, and other materials available to Broker to assist them in securing clients. Broker and his or her agents shall be paid a commission of 3% on the base sales price of the home. The base sale price will NOT include any upgrades or additional construction requests of client, etc. If price is reduced due to appraisals then revised base price will be used in establishing the commission amount due to Broker. Broker and or agents are encouraged to promptly add their client’s names to San Sebastian's "Interested Buyer List” in order to give their clients a high priority position. Outside Broker Cooperation Policy | Terms and Conditions To be eligible for Broker Co-op program: (1) must be a legal resident, 18 or older and an active/licensed California Real Estate Broker, (2) must register client online at www.sansebastianestates.com or at a sales center prior to clients first visit; or provide client with Client/Broker Registration Form to turn in upon first visit to San Sebastian, or accompany client on first visit, (3) must sign and return via e-mail, fax, mail or in person the Client/Broker Registration Form and Referral Fee Agreement at time of contract, (4) and client must close escrow per terms of their contract. Broker Co-op shall be paid at close of escrow. *If client contacts and registers their name with San Sebastian prior to Broker registering client then no commission shall be paid to Broker. Prior client registration is required. Upon registeration Broker will be informed if their client is already on the Interested Buyer List. If client is on the list no commission shall be paid. If clients visit San Sebastian with a Client/Broker Registration Form from one Broker and is attended by a different Broker, the Broker Co-op will be paid to the accompanying Broker. Client must agree Broker is representing them. San Sebastian reserves the right to modify or discontinue the Broker Co-op program any time without notice. Any registered clients by Broker will be honored by San Sebastian. Client/Broker Registration shall be valid for two years from the date of the registration. **Commission excludes the value of any incentive provided by Seller, home site premiums, decor items, options and upgrades purchased. Other exclusions, qualifications and limitaions may apply. Model photos shown. Softscape, hardscape, landscape, and other items featured in and around the model homes are devorator suggestions and not included in the purchase price. All plans fixtures, amentities et. al. are subject to change. IN NO WAY SHOULD THIS AGREEMENT BE DEEMED AS AN EXCLUSIVE SALES CONTRACT BETWEEN SAN SEBASTIAN AND THE BROKER. SAN SEBASTIAN WILL BE OFFERING THIS BROKER REFERRAL PROGRAM TO ALL BROKERS WHO EXPRESS AN INTEREST AND ACKNOWLEDGE THEIR UNDERSTANDING OF THE TERMS AND CONDITIONS HERERIN.
